ACT Construction is a general contracting company founded in 1987 and based in Lewisville, Texas. The founder and CEO, Joe Murray, used the names of his three children, Amy, Christopher, and Tonya to establish the company name. Originally, ACT started out by completing residential remodel projects in the Dallas – Fort Worth area. Soon, various local commercial construction opportunities began to shift the company’s direction. By 1995, a full transition was made to commercial construction with projects spanning the contiguous United States. Since then, the company has worked with over 150 concepts and completed over 4,500 projects. In 2014, a second office location was opened in Franksville, Wisconsin. Today, ACT continues to specialize in retail and commercial building projects nationwide.

Timelines and Schedules
The appropriate answer to this question depends on mutiple factors. Our estimating department will be able to provide a more accurate timeline once they anaylze the scope of your specific project. We have completed small refresh projects in as little at 1-4 weeks. A small retail or quick-serve restaurant concept takes approximately 10-12 weeks. Large gyms and high-end restaurants could take 22-23 weeks. Ground-up projects could be anywhere from 15 weeks to 8 months.
Several factors can affect the timeline of a construction project in the commercial construction industry. Here are some common factors to consider:
Project Size and Complexity: The size and complexity of the construction project can significantly impact the timeline. Larger projects with intricate designs, specialized requirements, or unique architectural features may require more time for planning, coordination, and execution. ACT Construction has extensive experience with projects ranging from small remodels or a large, ground-up facilities.
Permits and Approvals: Obtaining necessary permits and approvals from local authorities can cause delays in the project timeline. The time taken to secure permits for construction, zoning, environmental compliance, and other regulatory requirements should be factored into the schedule. Contact us as quickly as possible to begin the process of obtaining a permit.
Design Changes and Modifications: Changes to the original design or specifications during the construction process can disrupt the timeline. Design modifications often require additional coordination, approvals, and adjustments, which can impact the overall schedule. Contact ACT Construction to discuss any value engineering possiblities.
Site Conditions: Unforeseen site conditions, such as poor soil quality, presence of hazardous materials, or unexpected utility lines, can cause delays. Site assessments and necessary remediation work may be required before construction can proceed, affecting the project timeline. Your ACT Construction Project Management team will work to quickly identify these possible conditions and provide appopriate timely solutions to keep your project on track.
Weather and Seasonal Considerations: Adverse weather conditions, such as heavy rain, snowstorms, or extreme temperatures, can disrupt construction activities and extend the project timeline. Seasonal factors may also impact specific construction tasks, such as pouring concrete in colder temperatures. Unfortunately, ACT has no control over what Mother Nature may have in store. What we can control is how we handle the project going forward. We pride ourselves on tackling contingency of all kinds.
Availability of Labor and Resources: The availability and allocation of skilled labor, subcontractors, equipment, and materials play a crucial role in project scheduling. Shortages or delays in obtaining the necessary resources can lead to project delays. Like every industry in the country, construction is not immune to labor shortages or material delay. ACT Construction makes every effort to stay ahead of these challenges by using our vast nationwide network of suppliers and vendor partners.
Coordination and Collaboration: Effective coordination among various stakeholders, including architects, engineers, contractors, subcontractors, and suppliers, is vital for smooth project execution. Lack of coordination or communication can lead to delays. ACT Construction utilizes an online platform keeping all project stakeholders informed, accountable and engaged to maintain necessary coordination and communication.
It’s important to assess and manage these factors proactively during project planning and execution to minimize potential delays and keep the construction project on track. Getting ACT Construction on board early can prevent many of these potential delays on your next project.
Certainly! How much time do you have? Here’s a general overview (and by “general” we mean fairly extensive because we got long-winded) of the construction process from start to finish in the commercial construction industry:
Pre-Construction Phase:
Project Initiation: The client identifies the need for a commercial construction project and begins the planning process.
Feasibility Study: A detailed analysis is conducted to assess the project’s feasibility, considering factors like budget, site suitability, market conditions, and regulatory requirements.
Design and Planning: Architects and engineers collaborate to create the project design, including blueprints, technical specifications, and construction documents. Permit applications and regulatory approvals are also obtained during this phase.
Procurement Phase:
Bidding and Contractor Selection: The client may issue a request for proposal (RFP) or invite bids from contractors. Contractors submit their proposals, and the client selects the contractor(s) based on factors like experience, pricing, and qualifications.
Contract Negotiation: The client and selected contractor(s) negotiate the terms and conditions of the contract, including project scope, timeline, payment structure, and responsibilities.
Construction Phase:
Mobilization: The construction team mobilizes to the project site, establishes temporary facilities, and sets up safety measures.
Site Preparation: The site is prepared, which may involve clearing the land, excavation, grading, and installation of temporary utilities.
Foundation and Structural Work: The foundation is laid, followed by structural work, including the construction of the building’s framework, walls, floors, and roof.
Mechanical, Electrical, and Plumbing (MEP) Systems: Installation of MEP systems, such as electrical wiring, HVAC (heating, ventilation, and air conditioning), plumbing, and fire protection systems.
Interior and Exterior Finishes: This phase includes installing finishes like flooring, wall cladding, painting, ceiling installations, and external façade work.
Fixtures and Equipment: Installation of fixtures, fittings, and equipment, such as lighting, doors, windows, cabinetry, and specialized equipment required for the project.
Testing and Commissioning: Systems and equipment are tested, inspected, and commissioned to ensure they function properly and meet quality standards.
Final Touches and Cleanup: Final inspections, touch-ups, and cleanup of the construction site are conducted to prepare for project handover.
Project Completion Phase:
Client Inspection and Acceptance: The client inspects the completed project and verifies if it meets the agreed-upon specifications and quality standards.
Punch List and Defect Rectification: Any remaining defects or deficiencies are identified, documented, and rectified by the contractor before final project acceptance.
Project Handover: The completed project is handed over to the client, including all relevant documentation, warranties, and operational instructions.
Post-Construction Services: The contractor may provide post-construction services, such as warranty support, maintenance guidance, or addressing any post-handover concerns.
Please note that the construction process may vary depending on the project’s complexity, specific industry requirements, and contractual arrangements. This overview provides a general outline of the key stages involved in commercial construction projects. Did you stick around for all of that? If so, you’re a rockstar and have an attention span not seen since before MTV debuted.
Budget and Cost
Several factors can influence the cost of a commercial construction project. Here are some key factors to consider:
Project Size and Scope: The size of the project, including the total square footage, number of floors, and overall complexity, can significantly impact the cost. Larger projects generally require more resources and materials, leading to higher costs.
Design and Specifications: The complexity and uniqueness of the design and architectural features can influence the cost. Intricate designs, specialized materials, custom finishes, and complex structural elements often require higher expenses.
Location and Site Conditions: The location of the project and site conditions play a role in cost determination. Factors such as accessibility, terrain, soil conditions, and environmental considerations may require additional site preparation, infrastructure development, or mitigation measures, impacting the cost.
Material Selection: The choice of materials affects the cost. Premium or specialized materials tend to be more expensive than standard options. Factors like durability, sustainability, aesthetics, and functional requirements can influence material selection and cost.
Labor and Skill Requirements: The availability of skilled labor and labor rates in a specific location can impact project costs. Highly specialized trades or scarcity of skilled workers may lead to higher labor costs. Additionally, projects with unique technical requirements may require more specialized labor, impacting costs.
Project Schedule and Timeframe: The project timeline affects costs. An accelerated construction schedule or the need to work within tight deadlines may require additional resources, overtime wages, or expedited material deliveries, resulting in increased costs.
Permitting and Regulatory Compliance: Costs associated with permits, inspections, and compliance with building codes and regulations should be considered. Depending on the location and project type, various permits, impact fees, and compliance costs may be required.
Market Conditions and Inflation: Economic factors and market conditions can influence construction costs. Fluctuations in material prices, labor rates, availability of resources, and overall market demand can impact project costs. Inflationary trends can also affect the cost of materials and labor over time.
Project Management and Coordination: The complexity of project management and coordination requirements can impact costs. Projects with multiple stakeholders, extensive
coordination efforts, or specialized project management requirements may incur higher costs for administrative and coordination activities.
Contingencies and Unforeseen Risks: It’s essential to account for contingencies and unforeseen risks in the project budget. Unanticipated events, such as design changes, unforeseen site conditions, or scope modifications, may require additional resources and impact project costs.
It’s crucial to conduct thorough cost estimation and analysis during the project planning phase to account for these factors and create a realistic budget. Effective cost management and regular monitoring throughout the project lifecycle are key to ensuring the project stays within budget.
Once our estimating has complete plans (architectural, MEP, structural, Civil – as applicable) then they can start the bid process. It typically takes about 2 weeks to get a firm proposal completed for interior build-out projects, and 3 weeks for a ground-up project. In today’s volatile market, we want to provide you with the most accurate proposal possible. We obtain current pricing from local qualified subcontractors. We thoroughly review the plans, visit the site (if applicable), review all of the subcontractor pricing and scopes to create a detailed proposal. ACT Construction has a fully staffed estimating department with over 75 years of combined experience ready to assist you with your next project.
ACT Construction does not currently offer financing options.
Safety and Compliance
Each of our job sites is overseen by an ACT Construction Superintendent. That team member is dedicated to one job site for the duration of the project. Among many roles the superintendent plays, ensuring job safety is paramount. ACT Superintendents are OSHA trained and the use of personal protective equipment (PPE) is required. We also require all Superintendents to conduct and document daily safety walks and weekly safety meetings with onsite subcontractors.
Is the Pope Catholic? Of course! Otherwise we would be out of business.
In all seriousness, we begin by adhering to the city-approved construction drawings and obtain all necessary inspections required to achieve your certificate of occupancy.
Other than our charm and good looks, we are licensed and qualified to work in the 48 contiguous states.
